Office Partitions Dubai: How I Designed A Productive Workspace For 20 Employees
When my company grew from 5 to 20 employees in 18 months, I faced a problem. Our open-plan office in Business Bay was chaos. The noise levels made phone calls impossible. People had zero privacy for sensitive conversations. Productivity dropped.
I considered moving to a larger office. The rent would double. Then a consultant suggested office partitions instead. I could keep the same space but reconfigure it with dividers.
I spent 35,000 AED on a complete office partition system. That investment changed everything. Here is my experience with office partitions in Dubai, from planning to installation to daily use.
Open Plan Does Not Work In Dubai Offices
The open office trend is popular in Silicon Valley. In Dubai, it fails for three reasons. First, the AC noise is already high. Open plan adds human noise on top. Second, Dubai offices often have concrete floors and glass walls that reflect sound. Third, many businesses here are multicultural with multiple languages being spoken simultaneously. The combination is overwhelming.
Before partitions, my team complained of headaches by 2 PM. After installing partitions, complaints dropped by 80 percent. People could focus.
The solution was not full cubicles. I hate those. Instead, I used a combination of low partitions (120 cm height) for desk separation and high partitions (180 cm) for meeting zones and private call booths.
Choosing The Right Partition Material For Office Use
I evaluated four materials. Glass looks great but costs a fortune. A single glass partition panel for 2 meters cost quoted at 1,500 AED. Times 20 workstations equals 30,000 AED just for glass. Also glass shows every fingerprint and requires constant cleaning.
Fabric panels absorb sound well but trap dust. In Dubai, fabric becomes filthy within weeks. Cleaning is expensive.
Drywall is permanent and requires municipality approval for commercial spaces in some free zones. Not worth the hassle.
I chose aluminum-framed office partitions with frosted acrylic infill panels. The acrylic costs much less than glass but still allows light transmission. The frosted finish provides privacy. The aluminum frame is lightweight but sturdy. The entire system is demountable if we reconfigure the office later.
The Acoustic Performance Test
Before buying, I asked the supplier to set up a test partition in my office. I stood on one side and had a colleague speak at normal volume on the other side. With a single 12mm acrylic panel, I could understand every word. Not acceptable.
I upgraded to double-layer panels with an air gap. Two 6mm acrylic sheets separated by a 20mm air gap. This configuration reduced sound transmission by about 70 percent. I could hear muffled voices but not understand words. For most office needs, that is enough.
For private phone booths, I used the same double-layer panels plus acoustic foam inside. Those booths are nearly silent from the outside. I had two booths installed. Each booth fits one person with a small desk. My team uses them for client calls and HR discussions.
How I Laid Out The Partitions
My office is 150 square meters. The original open plan had desks arranged in rows. The new layout uses clusters. Four desks together in a square, surrounded by low partitions. Each cluster is a team: sales, marketing, design, operations.
Between clusters, I left 1.5 meter wide walkways. The walkways feel spacious. No one bumps into chairs.
At the back of the office, I installed high partitions to create a meeting room. The meeting room fits eight people around a table. It has its own AC vent and door. Before partitions, we held meetings at the same desks where people worked. Constant interruptions.
Near the entrance, I placed the two phone booths and a small pantry. The pantry is open but separated by a half-height partition. That keeps snack noise away from workstations.
Installation Time And Disruption
The installation took three full days. The workers arrived on a Thursday (our office is closed Friday and Saturday). They worked Thursday, Sunday, Monday. By Tuesday morning, the office was ready.
The first day was noisy. They drilled into the floor to anchor the partition tracks. I recommend doing this over a long weekend to avoid disturbing employees. My team worked from home on Thursday and Sunday. They returned Monday afternoon once the heavy drilling finished.
The supplier used a laser level to ensure all tracks were perfectly straight. One millimeter off over a 10 meter run would cause doors to not close properly. They checked everything twice.
Mistakes I Made With Power And Data
My first partition layout did not account for power outlets. The low partitions blocked access to floor boxes. My team had to stretch extension cords across walkways. Trip hazard.
I called the partition supplier back. They cut small openings in the partition bases and installed grommets. Cables now run through the partitions themselves. Each cluster shares one power strip hidden inside the partition base. Much cleaner.
Data cables were another issue. The office network jacks are in the floor. Partitions sat exactly on top of some jacks. I had to relocate three jacks at 250 AED each. Next time, I will map all floor boxes before designing the partition layout.
Cleaning And Maintenance Of Office Partitions
Frosted acrylic panels show fingerprints prominently. My team of 20 people touches the partitions constantly while walking around. Every Friday, the cleaning crew wipes all panels with acrylic-safe cleaner. Do not use alcohol or ammonia. Those cause crazing (tiny cracks) in acrylic over time.
The aluminum frames need only dusting. The anodized finish resists corrosion from the office AC humidity. I have seen cheaper painted aluminum frames where the paint bubbled after a year. My anodized frames still look new after two years.
The phone booth acoustic foam attracts dust. I vacuum it monthly with a brush attachment. Foam cannot be washed. If it gets stained, replace the panel. Foam panels cost 50 AED each from the partition supplier.
How Office Partitions Affected Employee Morale
I was worried that partitions would make the office feel like a call center. The opposite happened. Employees appreciated having defined personal space. They decorated their partition panels with photos and small plants. The office felt more like a home than a factory.
Complaints about noise dropped. The number of sick days decreased slightly, which I attribute to less stress. Three employees told me they stopped looking for other jobs because the office environment improved.
One unexpected benefit: the partitions created natural traffic flow. People no longer cut diagonally across the office bumping into desks. The partitions guide movement along the walkways. Less accidental elbow bumping.
Cost Breakdown For A 20-Person Office
My total cost was 35,000 AED broken down as follows:
Low partitions for 20 workstations: 12,000 AED (600 AED per workstation)
High partitions for meeting room: 6,000 AED
Two phone booths: 8,000 AED (4,000 AED each)
Acoustic foam for phone booths: 1,000 AED
Installation labor: 5,000 AED
Power and data modifications: 3,000 AED
Compare this to moving to a larger office. A 200 square meter office in Business Bay would cost at least 180,000 AED per year additional rent. The partitions paid for themselves in less than three months of avoided rent increase.
What I Would Do Differently
I would order extra spare panels. Within the first year, one panel cracked when a chair rolled into it. The supplier took two weeks to deliver a replacement. Now I keep two spare panels in storage.
I would also choose a lighter color for the aluminum frames. I chose dark gray. Dark frames show dust more than light silver frames. Silver also reflects light better, making the office feel brighter.
Finally, I would involve employees in the layout design. Some teams wanted more openness. Others wanted more privacy. I imposed a uniform layout across all clusters. That created friction. The sales team preferred low partitions so they could see each other. The accounting team wanted high partitions for confidentiality. I eventually modified two clusters to meet each team's needs. That cost extra 2,000 AED. Doing it right the first time would have saved money.
Final Verdict After Two Years
Office partitions in Dubai transformed my workspace from chaotic to productive. My team is happier. My clients perceive us as more professional. And I avoided a costly office move. If you have an open plan office that is not working, consider partitions before relocating. Choose aluminum frames with frosted acrylic double panels for the best balance of cost, durability, and acoustic performance. And always map your power and data before designing the layout.
